Model identification is straightforward if you know where to look. The permanent label is etched into the glass corner, not the frame, and lists the series prefix, glass thickness, and date code. Cutler Bay homes built between 2016 and 2021, particularly in Lakes by the Bay and nearby developments, often carry SLi-3120 or SLi-6120 units with 9/16 inch insulated laminated glass. We match parts to that label, not to visual similarity, because ViewLux revised roller housing geometry in 2019 without changing the series name. An OEM roller from the 2018 production run will not seat correctly in a 2020 frame.

• Condensation between glass panes. Indicates seal failure in the insulated glass unit. ViewLux SL Series units from 2015-2018 used a dual-seal system that has proven susceptible to South Florida’s thermal cycling. The glass unit is replaceable without changing the frame, but the new IG must be fabricated to the exact sightline dimension or the glazing bead will not seat.
• Track corrosion or pitting at the sill. Aluminum track with anodized finish resists salt, but the anodized layer wears at the high-traffic centerline. Once breached, galvanic corrosion accelerates. Cutler Bay’s limestone-based soil also contributes; runoff from adjacent planters carries alkaline moisture that etches the track surface. Pitting deeper than 1/32 inch catches roller wheels and accelerates their wear.
